Fergus Golf Club Redevelopment Class EA Addendum

This website provides public access to notices, study information, consultation materials, and documents for the Municipal Class Environmental Assessment Addendum reviewing water and wastewater servicing for the Fergus Golf Club redevelopment.

Background

Original Class EA

Fergus Development Inc. (Geranium) completed a Schedule C Municipal Class Environmental Assessment study in April 2024 to evaluate water and wastewater servicing alternatives required for redevelopment of a portion of the Fergus Golf Club lands.

The original preferred water servicing solution was a new onsite communal water supply and treatment system. The original preferred wastewater servicing solution was a new onsite communal wastewater treatment plant discharging to the existing irrigation ponds at the Fergus Golf Club.

The Addendum process builds on that public record. It does not, by itself, approve construction or predetermine the servicing outcome. It updates the record, re-evaluates alternatives, documents consultation, and identifies mitigation, approvals, and commitments required before implementation.

The current Notice of Study Addendum Commencement explains the reason for the Addendum, identifies Fergus Development Inc. and the Township of Centre Wellington as co-proponents, and invites interested parties to participate.

Class EA Study Addendum

What is being updated and re-evaluated

The development concept is being revised to include smaller-unit options and has transitioned from a private condominium subdivision to a subdivision with municipal roads and services. The Addendum will update the servicing review to reflect those changes.

Population and flow forecasts

The Addendum will update population estimates and water and wastewater flow forecasts to reflect the revised development concept.

Water servicing alternatives

The Addendum will re-evaluate alternatives for additional water supply and treatment capacity, including new wells and related infrastructure.

Wastewater alternatives

The Addendum will re-evaluate additional treatment capacity, advanced treatment technologies, and alternative effluent discharge options.

Expanded study area

The Addendum study area has been expanded beyond the original Class EA study area to include additional lands needed to assess broader water and wastewater treatment alternatives.

Process

Addendum process roadmap

The Addendum process will update the Class EA record, receive and consider input, assess potential impacts, and document the basis for any recommended servicing changes.

    Commence Addendum

    Issue the Notice of Study Addendum Commencement, update the contact list, and confirm the revised scope and study area.

  2. 2

    Update technical work

    Update servicing, hydrogeological, environmental, natural heritage, archaeological, cultural, planning, and constructability information as required.

  3. 3

    Consult interested parties

    Consult with the public, agencies, stakeholders, Indigenous Communities, Fergus Development Inc., and the Township of Centre Wellington.

    Evaluate alternatives

    Re-evaluate reasonable servicing alternatives and identify potential effects, mitigation, approvals, and future commitments.

  5. 5

    File Addendum for review

    Make the Addendum documentation available for public review in accordance with the Municipal Class EA process before implementation decisions proceed.
